Consumers shop PRICE first and typically ignore over-priced listings. "Over-priced" listings help sell "properly-priced" listings.
It is one of the oldest real estate sales techniques in the book. Show your customer a competitor's $300,00 listing that is over-priced. Then show him your listing that is properly-priced at $250,000. Sell your listing.
